ASSET MANAGEMENT - CONDITION MEASUREMENT IN ACCORDANCE WITH NEN 2767
INTRODUCTION
Since 2006, NEN 2767 has been the prime standard for condition measurement of buildings and their installations. This is done objectively, and based on established shortcomings. NEN 2767 therefore contains not only guidelines for a uniform inspection method, but also a list of possible defects and how these defects take the total condition measurement into account. The result of this condition measurement is shown in a condition score, expressed in a value on the scale of 1 to 6. A score of 1 represents 'as good as new', a score of 6 means this part is in the worst possible condition.
The condition measurement covers all parts of the building and its installations. thus, as an administrator, you receive a clear and comparable overview, with which you can assess the state of maintenance of the building and its installations, and tailor your strategy accordingly.
WHY A NEN 2767 CONDITION MEASUREMENT?
Maintenance costs are an important part of operating real estate. Owners, tenants, property managers and operators have to deal with this. But buildings, technical installations and legal obligations have become increasingly complex.
How can we prevent the quality of a building from deteriorating? When should you switch to the 'latest state of the art'? What guarantees do you have for the operational reliability of the installations? And what costs do we still find acceptable? All concrete questions, requiring an objective and structural insight with regard to the state of maintenance of the building and its associated installations.
WHAT DOES A NEN 2767 CONDITION MEASUREMENT ENTAIL?
The condition of all building components is determined according to the methodology prescribed in NEN 2767-1. The established conditions - with associated defects - lead to the planning of maintenance measures, taking the desired maintenance level into account.
Do you want to gain insight into all desired future replacements within a building – possibly within a certain period of time? Then we will supplement the condition measurement with a multi-year plan for maintenance, or even a complete Asset Maintenance Plan.
A condition measurement is also an excellent method to gain insight into the performance of the parties you have engaged for maintenance. This allows you to determine in detail whether they meet their obligations. However, you must have based your agreement with them on NEN 2767.
